David Bush, Realtor
Fickling and Company Real Estate
With over 40 years of sales experience, David specializes in coastal properties for both individuals and investors. An avid sportsman, David takes advantage of our area and has a deep understanding of what it means to live and own property here. In fact, you may just find yourself on the bow of his flats boat casting a line into the crystal-clear waters of Apalachicola Bay while discussing your real estate goals. As a full-time resident of St. George Island for over twelve years, he’s eager to help his clients achieve their real estate goals and live their dreams on the Forgotten Coast.
The quintessential country boy originally from Cordele, GA, David has lived all over the Southeast and spent 25 years in Denver, Colorado where he raised his sons Ryan and Kevin, who are now grown and living in Atlanta and Boston respectfully. When not out hustling for his clients he can most likely be found relaxing at home with his lovely wife Karen and fur babies Bear and Rebel, or out on the water looking for the next trophy redfish.

Why the Forgotten Coast?
Far away from the traffic, miniature golf, and go-kart tracks of beach destinations adjacent, St. George Island and the surrounding Franklin and Gulf County areas offer something increasingly difficult to find this day in age, reprieve. It’s a temporary escape from crowds. An escape from noise. The perfect place to unplug.
Visitors to our area are more often than not content to simply sit, rest, relax, and visit with family and friends. However, when the mood to explore eventually strikes you there’s something to do for everyone! While the boys are out on the flats of the Apalachicola Bay with one of our local guides looking for that monster Redfish, the girls can head into historic Apalach for a stroll through an array of eclectic shops, fine dining, and the area’s only brewery. Looking for a little cardio while on vacation? Maybe rent yourself a couple of sea kayaks and explore the nooks and crannies of the area, or if you’re more comfortable on land, rent some bikes and head down to St. George Island State Park for some of the most pristine beaches in Florida.
While it’s easy to float away in the natural ambiance of the area, potential buyers and investors should know that the real estate market in the area is anything but calm and relaxed. St. George Island and the surrounding area has experienced a massive resurgence in the wake of the 2008 market collapse, with values continuing to rise and rental properties consistently booked solid. Add to that, the fact that local building regulations prohibit the building of high-rises or multi-family dwellings, and you can rest easy knowing St. George Island will remain the gem it is for years to come.
The point being, that while the St. George Island and the Forgotten Coast is undoubtedly a throwback to a simpler and more relaxed time, it’s also the quintessential perfect fit for any family looking for a wonderful vacation home, couples looking for their forever home, or any investor looking for a long-term income-producing property.

What My Clients Say?
On our first trip to SGI I met David at the boat ramp as he was heading out and I was heading in. We spoke for a while, as fishermen do, traded a few lures and flies, and David passed along some great tips for the area. Over the next few days my wife and I set out on our own to learn everything we could about SGI real estate, prior to sitting down and meeting with David. David had prepared an information package specifically tailored to us with plots of the island showing available lots and their prices. We set out and spent the rest of the afternoon in David’s truck walking lots and discussing what had recently sold and the existing market trends. Having both been in Texas real estate for many years, and having personally worked through many transactions, Julie and I were both very impressed with David’s knowledge of the market and his overall professionalism.
Fast forward to today. We currently own five homes (three beachfront, one first tier, and one bayfront) and a lot on SGI. All transactions were handled by David without a single issue that postponed or wahed out a transaction. Next year we will retire (semi-retire) and move to our new home on SGI and the steady rental income from our properties will be the cornerstone of our retirement income. We’re looking forward to the change of pace retirement and life on “the Island” will bring, as well as being able to spend time with our now good friends David and Karen Bush. Without David’s help we’d still be years away from making this dream a reality.Tim and Julie Thompson
We looked for ‘that place’ at ‘that beach’ for 10 years and basically had decided that it wasn’t there. Then we found David Bush, who showed us SGI. Done! We found our second home, and we made a great friend. There are lots of Realtors, however, David is definitely one of a kind. We value the relationship.Don and Karen Bowen
We had been visiting SGI for several years with our kids – finding out quickly how much we loved the area. Dave was recommended to us from several folks we had met on the island and we reached out to him in the fall of 2011 and arranged a trip from Ohio to see a variety of homes on the island. Our first impression was that he was straightforward and would give us his candid and honest thoughts on location, price, etc. – we wanted his opinion. We spent time talking about what we were looking for, our price point, location, amenities – since we had not owned a second home on an island – he was very helpful in educating us in areas that were new to us.
The most important part of his role with us occurred over the next several months after looking at several houses on the island. We headed back to Ohio, and Dave continued to maintain contact with us as new properties that he felt fit our unique criteria came on the market. He did not forget about us, but rather would call and email info on specific homes that he felt could be a good fit. Finally, in Feb of 2012, he called with several new places on the market – one in particular that he felt would fit our needs. He knew the house very well, did not oversell it but rather let the house sell itself. We made the trip south and he was right – the house was what we were looking for. His consistent contact with information and specific homes that he knew were a fit for us was key to finding our second home. Dave knew of our desires and stayed consistent with information that was important to us.
When it came time to close Dave made the process painless for us – financing, insurance, rental market, etc. – being from Ohio and handling this from 800 miles away – I thought would be much more difficult. Dave put us in touch with the right people that made the process very straightforward. We’ve had our place for going on 5 years now – thoroughly enjoy our time on the island – our escape from the daily grind in Ohio. Dave’s polite persistence, knowledge of the market and understanding of what we were looking for made that happen.David and Sandy McSemek
We were so happy that we chose David as our realtor! His patience paid off for us. David showed us houses on St. George Island for two years before we found the perfect vacation home. He was a wealth of information during the buying process. Even after six years, we continue to rely on him for advice and vendor recommendations for our Florida home. Thanks for everything, David!Ken and Kathy Neal
We started working with David 9 years ago when we were looking for a vacation home on the island. David was extremely patient with us, guiding us away from properties that would involve more work than we could handle from 700 miles away in Kentucky. It took 2 years but we found a beautiful 3rd tier home in the plantation. He made the process so painless that after 7 years we bought a 1st tier home! We love the island, the many friends we have met, and we cherish the times we have been able to share the island with our children, extended family, and friends. David played such an important role in making our vacation home a reality and we will forever be grateful.Mimi and Neal Prendergast
